Scotland: not yet supported

LandlordForms currently supports properties in England only. We do not sell documents for properties in Scotland, and our forms and date checks should not be used there.

Why Scotland is different

Most private tenancies in Scotland are private residential tenancies under the Private Housing (Tenancies) (Scotland) Act 2016. They have their own notices, forms and rules. The English forms on this site, such as Form 4A and Form 3A, and the changes made by the Renters’ Rights Act 2025 for England, do not apply in Scotland.

Where to get the right information

The Scottish Government publishes guidance for landlords and tenants on mygov.scot. Search for “private residential tenancy” to find it. Use that for a property in Scotland.

Properties in England

If your property is in England, start with our Section 13 notice, Section 8 notice or written statement. Some postcodes straddle the border, so check which nation your property is in.
