Refunds and Cancellation

This page explains your rights when you buy a document or subscribe to Pro, and when we will give you a refund.

One-off documents: your 14-day right to cancel

Our documents are digital content, supplied as soon as you pay. Before checkout, we ask you to confirm:

“I want my document now. I understand that once the download is made available I lose my 14-day right to cancel.”

We store this consent with your order. Once the download is made available, the statutory 14-day right to cancel no longer applies to that document.

Our 7-day goodwill refund

Even though the cancellation right has ended, we offer a voluntary goodwill refund if your document is unusable. You can ask for one within 7 days of purchase if, for example:

  • the document was produced on the wrong form version; or
  • the PDF has a rendering defect, such as missing text or a page that will not display.

To ask, email support@landlordforms.uk with the document ID from the PDF footer and a short description of the problem.

The goodwill refund is for documents that are unusable. It does not normally cover mistakes in the information you entered or choosing the wrong document. Please check the preview carefully before you buy.

How refunds are paid

Refunds go back to your original payment method through our payment provider, currently Razorpay. It can take several working days for your bank to show the refund. When a document is refunded, access to its download is withdrawn.

Pro subscriptions

  • You can cancel Pro at any time from Plan and billing in your account.
  • Your access continues to the end of the period you have paid for. We do not charge you again after that.
  • After your subscription ends, your properties stay readable for 90 days.
