1. About these terms

These terms apply when you use LandlordForms (https://landlordforms.uk), including our free tools, one-off documents and Pro subscription. Please read them before you buy. By buying a document or subscribing, you agree to them.

2. Who we are

3. What our service does

• We provide document templates and tools that turn the answers you enter into PDF notices, letters and records.
• Our prescribed forms (Form 4A and Form 3A) are based on the gov.uk forms. Other documents set out information the law requires, in our own wording.
• Our date checks and warnings help you avoid common mistakes. They rely on the information you enter.

4. England only

Our documents are for properties in England only. You must confirm the property is in England before you buy. Do not use our documents for properties in Wales, Scotland or Northern Ireland, where different laws apply.

5. Your responsibilities

• You are responsible for the accuracy of the information you enter, including names, addresses, amounts and dates.
• You must check every document, including the preview, before you buy it and again before you use it.
• You are responsible for choosing the right document and grounds for your situation.
• You are responsible for signing, serving or giving the document correctly, and for keeping proof of service.
• You must not use the service for any unlawful purpose, or try to disrupt or misuse it.

6. Prices and payment

All prices include VAT. Current prices are:

We sell the documents and subscriptions to you. Payments are processed by our payment provider, currently Razorpay, whose own terms also apply to the payment. Prices include VAT; ask us if you need a VAT invoice. See pricing for details.

7. Digital content and your right to cancel

One-off documents are digital content supplied straight away. Before checkout, we ask you to confirm:

“I want my document now. I understand that once the download is made available I lose my 14-day right to cancel.”

We record this consent with your order. Once the download is made available, you no longer have the 14-day right to cancel. We also offer a voluntary goodwill refund in some cases. See our refunds and cancellation policy.

8. Downloads and form versions

• After payment, we give you a link to download your PDF. Keep a copy of your document safe.
• Every PDF shows its form version and a document ID in the footer.
• If a gov.uk form changes after you buy, your PDF stays on the version you bought it against. Create a new document for any later use.
• If an order is refunded, access to the document is withdrawn.

9. Pro subscription

• Pro costs £8/month or £79/year, including VAT. It includes unlimited documents and a compliance calendar for up to 10 properties.
• Your subscription renews automatically at the end of each billing period until you cancel.
• You can cancel at any time from Plan and billing in your account. Your access continues to the end of the period you have paid for.
• After your subscription ends, your properties stay readable for 90 days.
• Compliance reminders are a convenience. You remain responsible for keeping your certificates and checks up to date.

10. Your account

You can buy one-off documents without an account. Pro needs an account, which you sign in to with a link sent to your email. Keep access to your email secure. You can ask us to delete your account at any time.

11. Intellectual property

The site, our tools and our own wording belong to [set before launch: legal entity name]. You may use the documents you create for your own properties and tenancies. Parts of our prescribed forms reproduce Crown copyright material under the Open Government Licence. See Crown copyright and OGL.

12. Our responsibility to you

We take care to keep our documents and tools accurate and up to date, but we cannot guarantee any outcome, such as a notice being accepted by a court or tribunal. Nothing in these terms limits any liability that cannot be limited by law, or affects your statutory rights as a consumer.

13. Changes to these terms

We may update these terms, for example when the law or our service changes. The date at the top of this page shows when they were last updated. The terms in force when you buy apply to that purchase.

14. Law and disputes

These terms are governed by the law of England and Wales. If you have a complaint, please contact us first at support@landlordforms.uk so we can try to put it right.
